HEALTH CENTRE DEVELOPMENT SERVICES FOR GP's

For many years we have acted on behalf of NHS bodies, Primary Care Trusts and GP practices (and, to a lesser extent, developers) in connection with the development with of new health centres through the 3PD procurement route (and also acting on behalf of LIFT companies in West Yorkshire and the North East).

In recent years we have worked on twelve schemes along side Bill Baker of Oldhead Ltd (project manager and building consultant), a consultant to Bradford District Care Trust and Bradford and Airedale Teaching PCT.

Our role has generally been in connection with selection of preferred developer, negotiation of Heads of Terms and lease documentation together with addressing issues such as land acquisition, negative equity problems and so forth.

Bill Baker has excellent knowledge of the requirements for modern health centre design and construction ranging from discussing practices' requirements and converting this into a "functional content", liaising with architects and practices on design (and we have often observed him directing experienced architects on improving their initial designs), in negotiating detailed specification and room data sheets and in supervising works through to completion and beyond onto agreeing snagging schedules.

In almost every case our fees have been fully reimbursed by the PCT
